Recent Confidential Sales & Acquisitions

Our recent expertise has included:-

1. Gundrys Farm Caravan & Camping, School Lane, Three Legged Cross, near Wimborne. Dorset. BH21 6RU

Gundrys Farm comprises a 24 acre site in a highly sought after location near to Moors Valley park in Three Legged Cross near Wimborne in Dorset. Gundrys had been owned and operated by a professional couple who had sold a recruitment business in London and moved to the country to start a new venture many years previously.

Gundrys Farm offered a range of services including camping & caravan pitches, a caravan rally field, caravan storage with additional land with planning potential. It usually accommodated around 100 pitches but it was clear that it had significantly more potential.

Acting in a Property Acquisition & Advisory capacity, we discreetly negotiated the terms of the acquisition of Gundrys Farm Caravan & Camping site with the owners after a direct approach. The owners were interested to consider a discreet sale in order to avoid any disruption to their business.

We were appointed by the buyer to establish the planning history of the site with specialist caravan site planning consultants; to advise on the the potential planning potential of the site; to negotiate terms with the sellers including their agreement to collaborate with ongoing planning applications.

Before the site was acquired for our client, we managed to finalise a bid & sale to a large multi-site park operator group at a premium for our client.

2. Former BDOC (Bournemouth & District Outdoor Club) site Matchams Drive, Matchams, near Ringwood. Hampshire. BH24 2BU

This 13 acre site comprising two parts was previously used by BDOC as a holiday and leisure caravan site for its members. Part of the site (8 acres) had fallen into disrepair including the former club house, outdoor pool and tennis courts whilst the other part of the site (5 acres) was still leased to BDOC.

The site had significant planning potential for use as a residential and/or holiday caravan site for the siting of mobile/park homes and/or holiday lodges. 

Acting in a Property Acquisition & Advisory capacity, we discreetly negotiated the terms of the acquisition of both parts (13 acres) and introduced site acquisition and site development finance partners.

After acquisition, and with BDOC still occupying part of the site, planning consultants were appointed to maximise the potential of both parts of the site for residential mobile homes and/or holiday park homes & lodges.

We were also appointed to negotiate an early exit of the lease with BDOC which was achieved within a 3 week timeframe.

3. Tall Trees Park, Matchams Lane, Matchams, near Christchurch. Dorset. BH23 6AW

Tall Trees Park is a luxury mobile home site near Christchurch in Dorset. Our client first acquired the site in 2007 and appointed planning consultants to enhance the caravan planning potential at the site. By 2015, Tall Trees Park was able to accommodate 90 mobile homes although only around 55 had been sold to date due to some major planning 'battles' with the local planning authority. This had the knock on effect of impacting on the sales of the mobile homes & holiday lodges which put the park under severe financial stress.

We were appointed to implement a multi-stage plan to alleviate the park's financial challenges which included managing planning consultants & specialist mobile home/caravan site solicitors, financial partners, the implementation of a dedicated onsite sales agency and to assist in discreetly securing a buyer for the whole site.

The local planning authority had also served planning enforcement notices to the individual mobile home occupants/owners and the site owner.

After an intensive 18 month period we successfully navigated all the challenges which included the discreet sale (for a premium price) to a large multi-site park operator group.

4. Port View Caravan & Camping Site, Matchams Lane, Matchams, near Christchurch. Dorset. BH23 6AW

Port View Caravan & Camping site was a family owned business which had been operated as a holiday caravan & camping site by the owners for most of their working life. It comprised a c. 8 acre site with swimming pool, clubhouse, managers accommodation, caravan storage with around 80 pitches/electrical hook ups.

Acting in a Property Acquisition & Advisory capacity, we discreetly negotiated the terms of the acquisition of Port View Caravan & Camping site directly with the owners who were keen to retire. The owners were in the process of appointing sales agents to offer Port View to the market but we were able to negotiate terms to acquire before sales agents were appointed.

We were appointed by the buyer to establish the planning history of the site with specialist caravan site planning consultants; to advise on the the potential planning potential of the site; to negotiate terms with the sellers including their agreement to collaborate with ongoing planning applications. 

Before the site was acquired for our client, we managed to finalise a bid & sale to a large multi-site park operator group at a significant premium for our client.

5. Mount Pleasant Caravan & Camping Site, Matchams Lane, Matchams, near Christchurch. Dorset. BH23 6AW  

Mount Pleasant Caravan & Camping Site was a family owned caravan & camping business which had been operated as a holiday site by the owners for over 15 years. The owner had recently passed away and the site was in the hands of Solicitors acting as Executors. The local planning authority had already been in extensive communications with the Solicitors acting as Executors due to alleged breaches of planning - namely occupants of caravans permanently living on site with local planning enforcement stating it was a holiday restricted site.
 

We were appointed by the buyer to establish the planning history of the site with specialist caravan site planning consultants; to advise on the the potential planning potential of the site; to negotiate terms with the Solicitors acting as Executors of the will of the recently deceased owner and the implementation of a dedicated sales operation. 

Acting in a Property Acquisition & Advisory capacity, we discreetly negotiated the terms of the acquisition of the site and managed the process through to sale completion.

However within 12 months of sale completion with our client already in situ and managing the site, we managed to finalise a bid & sale to a large multi-site park operator group at a significant premium for our client.
